3 Ways To Add Value To Your Property

    

Building your own home is probably the biggest DREAM a common man can think of and this has surely given a boost to the property business in Pakistan. Even most of the homes, societies and localities you see being built have the term; “DREAM” included as a marketing gimmick. But what actually is a dream home? Is it all about luxury? Or is it comfort that counts? Is it the resale value of the property matters? Or perhaps the safety and security measures of the locality is what matters the most?

As a young professional looking to build my own home, I believe that in the fast moving world of today, making smart choices to increase the VALUE of your property/home is what makes it a DREAM HOME. I had a recent meeting with our family architect and interior designer; Ms. Farhana Rafiq and much to my surprise Farhana was interested to know some other aspects of the site than the proposed architectural design. Farhana’s words have somewhat got stuck in my mind and I am actually giving a second thought to the whole idea of building my dream home.

I thought it would be a good idea to summarize Farhana’s point of view of adding value to the home before labelling it as a dream home.

 

  • GREEN IS THE NEW SHADE FOR DREAM HOMES

When Farhana casually asked if my home was going to be built according to the standards of Green Building Council Pakistan, my mind actually took some time to remember what GBC was all about. And then having met this gentleman Mr. Aqrab at a national net metering awareness program’s inauguration ceremony, I remembered how he kept insisting on the need to invest in the concept of Green building. He is the CEO of GBC Pakistan and his organization is into modern, sophisticated constructions (commercial and domestic) based on the concept of energy efficiency and conservation.

Farhana was a source to remind me of all the good things GBC could do to add value to my home including everything from windows’ design to allow max sunlight to using energy efficient appliances and fixtures throughout the house. This would not only make my dream home an environment friendly premises but would also reduce the electricity generation cost and energy guzzling substantially. This automatically serves as an added value to my dream home.

  • HUGE BILLS AND DREAM HOMES DON’T GO TOGETHER

Imagine making such a huge investment just to add comfort, luxury and to have a realization of your lifelong dream of your own HOME? And then ending up receiving huge bills at your doorstep!! O yes that would be a nightmare in your DREAM HOME. And I am sure no one wants that. With the world going for renewables, it is indeed sad to see the field of SOLAR still not being able to catch up to its true potential in Pakistan. Thanks to the easily available sub-standard equipment and lack of standardization both in terms of the product and services offered. Anyhow, the word renewables has various sources of energy associated but why I talk of solar is basically the solar insolation/ radiation pattern of Pakistan which makes it one of the most sustainable and commercially viable source of energy for the estate.

Anyways, belonging to the same field I can go on and on but this was the one suggestion that I had already thought about even before Farhana brought it up. After discussions and load calculations we decided that my home will have a 5Kw Hybrid System and no noisy generator and or energy guzzling UPS and that’s the bottom-line!!

But how will this add value to my home? Firstly I will not receive huge electricity bills as my entire home will be powered by SOLAR ENERGY throughout the day and at night instead of a ups battery (charged by WAPDA) I will use the energy stored in the polymer gel batteries through solar. And hey with NET METERING becoming a reality, I will be able to get further cuts on the electricity bills.

  • DREAM HOMES CAN ALWAYS BE UPGRADED

When I spoke to Farhana I had no clue she was going to give me the best and the most innovative advice of my life. She told me DREAMS grow, they alter their route, they upgrade into bigger dreams, can you think like that about your home? And to be honest I had never thought like that.

She told me keep the lawn area large and include a car porch within the lawn through smart tiling, she told me how I should not have energy guzzling and ugly looking ceiling fans instead have energy efficient DC fans that could be used at the time of load shedding. She asked me to invest in modern updated technology including inverter based ACs which cost slightly higher but will lower down my bills substantially and can be used throughout the year.

She even told me to have removable/portable swings for my daughter in the lawn area which can be removed and replaced as she grows!! And that smile on the little angel’s face as ill bring in the new one’s…simply PRICELESS!!

She told me to invest in modern and compact furniture instead of adding all wooden or all tiled stuff. I have thus decided to go for wrought iron furniture and housewares. Keeping it minimal will definitely make it neat yet catchy.
